Q: What are my voting rights in the Association?
A: Each unit is entitled to one vote. If there is more than one owner of a unit, the owners must register a Designated Voter with the Association.
Q: What restrictions exist in the Condominium Documents on my right to use my unit?
A:
All units are designated for single-family use.
The maximum number of residents allowed is two persons per bedroom.
One pet per unit is permitted, not to exceed 30 pounds.
All pets, including service/support animals, must be registered with the office.
Q: What restrictions exist in the Condominium Documents on the leasing of my unit?
A:
Leases must be for a minimum of 30 days in accordance with the Declaration of Condominium.
For each rental, the following must be provided to the Association:
A copy of the Lease or Rental Agreement
A completed Association Lease Application form
A $25.00 application fee, payable to the Villages of Seaport Condominium Association
Occupancy limit: Two (2) persons per bedroom.
The City of Cape Canaveral requires owners who rent their condos to register with the city and comply with city requirements.
For rentals of 6 months or less, owners must also register with the Brevard County Tax Collector and submit monthly reports.
Q: How much are the monthly assessments to the Condominium for my type of unit and when are they due?
Effective January 1, 2025:

Assessments are due on the first day of each month.
A $25.00 late fee applies to payments received after the 10th day of the month.
Interest (up to 18% per annum) and attorney fees may apply if the account is turned over for collection.
Monthly assessments include television cable service, internet modem, water, and trash.
Q: Do I have to be a member of any other Association? If yes, what is the name of the Association, what are my voting rights, and how much are my assessments?

The Villages of Seaport Condominium Association is a Class A member of the Seaport Master Association, Inc.
The Master Association maintains:
Property entrances and Seaport Blvd
Guard booth
Three pools
Tennis and racquetball courts
Clubhouse with gym
Two beach gate accesses
The Villages of Seaport holds two votes, managed by two representatives on the Seaport Masters Board of Directors.
No additional assessments are required; a portion of your monthly assessments funds the Master Association.
Q: Am I required to pay rent or land fees for recreational or other commonly used facilities? If so, how much am I obligated to pay annually?
A:
No. The Seaport Master Association, Inc. is responsible for these facilities, which are funded through your monthly assessments paid to the Villages of Seaport Condominium Association, Inc. and similarly by the Seaport Oceanfront Condominium Association.
Q: Is the Condominium Association or any other mandatory membership Association involved in any court case in which it may face liability in excess of $100,000?

No.
